The City of Bellbrook has beautiful streams and waterways in and around the area that bring tremendous value to our community. However, those streams and waterways can present challenges to property owners. Property owners in the floodplain may have to pay for flood insurance. The city assists residents by providing information on flood insurance rate maps, flood zones and permitting requirements for projects located within a 100 year floodplain.

Living In a Flood Plain
Every structure within a 100 year floodplain has the risk of being flooded at some time. However, some structures have a higher risk than others because of their location. The floodplain consists of three levels of flooding risk:
low, moderate and high.
- Low risk means that the chance of the structure being flooded is small but the risk is not removed;
- Moderate and high risk means that there is a more likely chance of structures being flooded. If you own a home within the 100 year floodplain and currently have a mortgage on the structure, you are required to have flood insurance by federal law.
